What is a home inspection?

A home inspection is a non-invasive, visual inspection of the major systems and components in a home or structure, according to current standards of practice as outlined by the state or governing body in which the property is located.

Components inspected include roof and exterior, attached structures (portals, patios, and garages), electrical, plumbing, HVAC, windows and doors, interiors, landscaping and grounds, basements, crawlspaces, attics, and built-in appliances.

These inspections typically take 4-5 hours, after which the client will receive a comprehensive written report outlining the construction methods, materials involved, and any defects or maintenance issues observed at the time of inspection.

Two Spruce Inspections guarantees that clients will receive these reports within 24 hours of the inspection or upon receiving full payment for services.

Do I need a home inspection?

Whether buying or selling, a home inspection is a valuable service that can help you identify issues that could lead to costly maintenance down the road, and can arm you with the confidence and knowledge to close your deal fully informed.

As a seller, a pre-listing inspection can help you feel prepared and confident entering the market. A home inspector can identify potential issues so that you can address areas of concern ahead of time. Armed with this knowledge, you can increase your property value and ensure a smooth closing process.

As a buyer, a home inspection is an essential part of the purchasing process. A trained professional can evaluate the prospective home or property’s current condition before you make investment, and can also provide leverage in negotiations.

We also offer home warranty inspections, yearly maintenance inspections, and post-repair inspections. Want to know if we’re a good fit?
